The Lagos State Government has published a list of 176 illegal estate developments operating without layout approvals and has issued a 21-day ultimatum for the developers to regularise their status with the Ministry of Physical Planning and Urban Development.

The estates, located mainly in the Eti-Osa, Ajah, Ibeju-Lekki, and Epe corridors, were named in an official statement released on Monday, August 4, by the Ministry. The affected developments include Adron Homes, Elerangbe; Aina Gold Estate, Okun-Folu; Diamond Estate, Eputu; Prime Water View Garden, Ikate Elegushi; and Royal View Estate, Ikota, among others.

Permanent Secretary of the Office of Physical Planning, Engr. Oluwole Sotire, said the estates were in violation of state regulations for failing to obtain mandatory layout approvals, which undermines the government’s sustainable development goals and the T.H.E.M.E.S+ Agenda.

According to Sotire, estate developers are required to submit necessary documents to the Ministry’s office at the Secretariat in Alausa, Ikeja within 21 days to initiate the approval process. He stressed that the Ministry’s routine monitoring activities are designed to ensure developments across the state are orderly, functional, and resilient.

He further reiterated the importance of registration with the Lagos State Real Estate Regulatory Authority (LASRERA), which oversees the coordination and compliance of practitioners in the real estate sector.

The enforcement move forms part of the state’s broader efforts to safeguard urban planning standards and protect prospective homebuyers from unregulated developments.
